Benchmarking

New York City’s Local Law 84 requires buildings over 50,000 square feet to report their annual energy and water usage through ENERGY STAR’s online portal.


Benchmarking submissions are due annually on May 1st and forms the basis of the building’s public Energy Grade under Local Law 33, which must be posted at the building's entrance. Non-compliance results in a
$2000 fine annually. A poor energy grade, once published, cannot be changed until the following year. That’s why it’s essential to review and validate data ahead of the submission deadline. While benchmarking is often treated as a routine checkbox task, these reports track a building’s performance across electricity, gas, steam, oil, and water and when combined with LL97 compliance strategies, helps reduce operating cost and tenant satisfaction.
